Axiom Core Launches 30-Acre First Full Scale African American Data Center Campus
Delano, PA – August 26, 2026 – Axiom Core today announced it is advancing a modern data center campus on the 30-acre certified industrial site it already owns at 599 Lofty Road, Delano, Pennsylvania. With land ownership secured, existing infrastructure in place, and a right-sized design, the project is positioned to move faster and with greater certainty than typical large-scale developments while delivering strong local economic and community benefits.
The Facts
- 30 acres already owned by Axiom Core at 599 Lofty Road
- Certified industrial site with existing foundation, parking, electric and water service, and direct road access
- More than $1.5 million in prior site improvements already completed
- Target capacity: 120–150 MW of critical IT load at full build-out
- Phase 1: 40–50 MW
- Approximately 450,000–600,000 square feet across 3–4 buildings
- High-density AI-ready design (50–100+ kW/rack capable)
- Free-air cooling + liquid-cooling readiness and low-water / closed-loop systems
- N+1 power redundancy, expandable to 2N
Because the land is already owned and industrially prepared, the critical path starts now — with power studies, remaining due diligence, and community engagement — rather than years of acquisition and conversion.
Power & Rate Responsibility
Located in PPL Electric Utilities territory, the project will pursue a dedicated interconnection and is structured so that incremental power infrastructure costs are borne by the project itself. This approach is designed to protect residential and local ratepayers from cost shifts associated with new large loads. Water use will be minimized through free-air cooling and closed-loop systems, with transparent reporting to local authorities.
Why This Scale Matters for the Community
The Lofty Road / I-81 corridor is attracting significant digital infrastructure interest. Axiom Core’s 30-acre campus offers a complementary, more absorbable scale: substantially lower absolute traffic, water demand, noise, and visual impact than multi-hundred-acre projects, while still delivering meaningful capacity and economic activity. Ownership certainty and site readiness create a clearer, more predictable path for residents and local officials.
Local Economic Impact
- 300–500+ peak construction jobs
- 40–80 permanent high-skill operations roles
- Estimated capital investment of $400 million–$900 million+
- Significant real-estate and business tax contributions supporting schools and township services
- Preference for local contractors and workforce training partnerships
Community Commitments
Axiom Core will:
- Share expected water use, power demand, traffic, and noise data in plain language
- Hold open community meetings and listen before locking in final design
- Prioritize low-water cooling
- Cover its own power infrastructure costs
- Maintain thoughtful setbacks, landscaping, buffering, and screening
- Stay within the 30-acre owned site
“This is a defined, compact project on land we already own,” said Axiom Core. “We believe digital infrastructure can be delivered with transparency, local benefit, and respect for the community that hosts it.”
Axiom Core invites conversation with township and county officials, utility partners, residents, and stakeholders. This announcement is for community discussion purposes and does not constitute a formal land-development application.
